The guest is expected to be aware of the terms and conditions mentioned herewith prior to making a reservation with the Astig Villa Management.

The guest reserves the right to request the retraction of any personal data collected by the management at the time of checking-in/ placing of an inquiry.

Payment Policy

Full payment – upon placing of reservation.

Security Deposit – LKR 15,000.00

Cancellation Policy

No shows will incur a 100% charge of the full payment. No Refunds will be given.

Check in and check out times will be 2:00 p.m. – 11:00 a.m. Should there be a need, please Check with the management about the possibility of an early check-in.  Late checkout will be granted subjected to the availability of rooms. A no-pay grace period for checking out will be awarded for a maximum of 1 hour.

Additional charges will be charged to the client for every window period of 3 hours since checkout at the rate of LKR 5000/=

Meal Rates

  • Per Meal Rates will be subjected to the meal plan decided upon with the guest.
  • Any additional request by the guest will be charged for separately.
  • Meal rates will be subjected to applicable government mandated Taxes.
  • The guest must be responsible in informing the management on all occupants of the villa, as well as any outside guests that might visit the villa for the duration of the guests stay.
  • Please note that there is strict 10 guest maximum occupancy policy of the villa, any additional over-night guests will not be accommodated.
  • The guest must be able to provide valid identification documents of all the guests covered under the reservation at the time of Check-in.
  • Any damages to the furniture/appliances/amenities at the property that is observed by the guest at check-in must be notified to the management within 2 hours of checking in. Failure of which, the guest will be held accountable for the damages and will be charged accordingly.
  • Any damages/breakages that occur during the stay of the guest, must be immediately reported to the management.
  • Guests will be held accountable and be expected to accept full liability for any damages caused to the property. As such, the management will assess the damage with the cost of repair/replacement and will charge compensation accordingly.
  • The management will not be held liable for the missing/damages of any valuables/personal items that have been left on the property (indoor/outdoor). This includes any cars/motorized vehicles belonging to the guests. Please note that each room is equipped with a safety deposit box for the guest’s convenience.
  • The management kindly asks its guests to be aware of the villa’s residential neighborhood and as such, strongly advises against the playing of loud music past 10.30 pm.
  • There is a strict no smoking policy in the rooms and all indoor areas of the villa.

Pool use

  • Pool hours are 7:00 a.m. – 7:00 p.m.
  • The management strongly advises its guests to use the pool responsibly and at their own discretion. As such, the management will not be held liable for any pool related injuries/accidents.
  • Minors must be under adult supervision at all times.
  • There is a strict no diving rule practiced.
  • The consumption of food and drinks whilst inside the pool is not allowed.
